Home Information Packs (HIPS)

As of 14th December 2007 every home put on the market needs a Home Information Pack. The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.

The acquisition of HIPs can be actioned in various ways. However it is of note that the person who buys the HIP is the owner, and with some agents this can mean that the estate agent not the vendor owns the HIP. Therefore if the vendor changes agent at any time the vendor may have to buy the HIP off the agent or fund a new one.
